Looking for a new place to live and preparing for a move can be a very stressful and trying endeavor--even under the best of
circumstances. At Meadowbrook, we understand and try our best to keep our leasing process as easy as possible. Whether
you're coming from overseas or from down the street, we have an efficient process that helps us get you into the right home
for your needs.
August is the biggest month for new leases for us and the rest of the Lawrence community. Because of this, leasing for this
time of year can be very competitive for prospective residents. Many want to know that they have secured a place well before
we will know our full availability. To accommodate this, we have developed a Fall Reservation process that allows
prospective residents to reserve a home in advance. While this process is similar to our normal reservation process, there
are key differences that we will address on this page. Variations on the leasing steps for Fall Reservations are highlighted in
the sidebar to the right.
Leasing at Meadowbrook is Easy

Give us a call or send us an inquiry and tell us what type of home you
are looking for. (You can also scan our current availability page to
see what floor plans are already on our sales list.) If you have a list
of "must haves" like floor level, pet-friendly or specific directional face,
it will help us find the perfect home for you more quickly. (We may
even have suggestions for other floor plans you didn't even know we
had!)
Make sure to let us know what size place you are looking for, what
move-in date you desire, and anything else you feel is important.
Based on what you tell us, we'll give you the most up-to-date
information on apartments that may work for you!
1. Find out what we have available

We will not know our exact availability for August until May, at which time we will begin assigning apartments to new residents who have already placed a Fall Reservation with Meadowbrook. However, we have tracked how many apartments of every type become available each fall, and can predict approximately how many should be available the next year. Talk to your leasing agent about your "must haves" and preferences so that he or she can tell you about the floor plans that will suit your needs, as well as the projected availability of each.

Set up an appointment to come look at the homes you think will suit
your needs. We keep weekday and weekend office hours year-round
to help accommodate our prospective residents, so we can find a time
that will work for you and your leasing agent. If you are out of state or
abroad, we can provide you with pictures, floor plans and videos to
give you a great visualization of what each available home will look
like.
2. Take a look in person or via email
|
For prospective residents looking for August, we have model apartments set up to show you what some of our most popular floor plans look like. Due to the nature of the Fall Reservation process, we are unable to show every single one of our numerous floor plans. Our large archive of photos and videos, combined with our detailed floor plans, will help you know what your home will be like without us unnecessarily bothering our current residents.

Once you decide on a home, you can hold it with your security
deposit while we work on application and contract paperwork. At
Meadowbrook, we require a deposit of $250 per adult ($750 max
deposit), and we never charge an application fee. When you place
the deposit, your leasing agent will fill out the proper forms and will
set up a time with you to come and sign the rental agreement
paperwork. Your leasing agent will also give you a rental application
to fill out and return when you come in to sign the rest of the
paperwork.
3. Place a deposit to hold your new home

For August, we still require a security deposit of $250 per person ($750 max); however, the reservation forms will differ slightly. On the Fall Reservation Addendum, you will list every floor plan you would be comfortable calling home, as well as other preferences for move-in date, floor level, etc. The more details you give us on this form, the better job we can do in assigning your home.
We highly recommend working with your leasing agent in filling out your Fall Reservation Addendum, as some preferences may not be available with certain floor plans.

Because we do not charge an application fee, we go through all the
rental agreement paperwork with new residents before we fully
process rental applications. This ensures that paperwork is
completed in a timely manner without the need for unnecessary trips
to our office. We expect rental agreements to be signed within 72
hours of the placement of your security deposit.
For those prospective residents who do not live in Lawrence, we can
send the rental agreement paperwork to you by mail, email or fax.
We will still expect these documents to be completed, signed and
returned to us by the 72 hour deadline stated above.
4. Sign the rental agreement

Residents submitting Fall Reservations will sign amended rental agreement paperwork within 72 hours of placing a deposit. The final lease will not be drawn up until after an apartment has been assigned, but all residents are required to sign an 'unassigned lease' which explains the rules, policies and amenities at Meadowbrook.
After an apartment is assigned in May/June, we will mail, email or fax the finalized lease to you. It is important that this lease is returned immediately in order to confirm your new home.

Residents generally qualify to live here in one of two ways, either by
proving their own income or by using a guarantor. To qualify without
a guarantor, a resident must have a solid credit history and prove a
certain level of income (based on the rent amount of the home
desired and number of adults on the lease.) Employment, financial
aid, and significant savings can be included in tallying income; some
of our international residents may need to submit visa and
immigration documents for this purpose.
Guarantors are used when a resident cannot qualify on his or her
own, either because of credit issues or insufficient income. A
guarantor is merely someone who is willing to guarantee rent
payment in the event the resident is unable to pay for any reason.
Your leasing agent can advise you on how to qualify, and answer any
questions you may have about our approval process.
Qualifying works the same way for applications submitted with Fall Reservations.
Guarantors are required to sign the final lease agreement, which means we must have a good way to contact them in May/June so that we may send them a copy of the contract for their signatures.

Once your application has been approved, it is time to start planning
your move! There are a few things you will need to have completed
before your move-in date, like hooking up your required utilities,
changing your address with the post office and paying your rent. You
