WHAT TO DO BEFORE YOUR MOVE-IN DATE
Your move-in date is approaching--are you sure you have everything completed?  Review our handy checklist so
that you can be sure your move-in date will go smoothly.
1. UTILITY CONFIRMATION
Before you move-in, you must be able to provide confirmation numbers from all applicable utility companies.  All
residents (unless otherwise told) are required to have electricity, gas and water billing in their name on their move-in
date.

Each utility company will provide you with either a confirmation number or an account number after you have called
to have the billing switched; you will need to provide these to the Regents Court/Meadowbrook office when you come
in to pick up your keys.
Sometimes there can be a substantial wait time to speak with a customer service
representative; we suggest contacting the required utility company(s) several days or weeks before your move-in
date.

Westar Energy (electric provider in Lawrence):        1-800-383-1183        www.westarenergy.com
Black Hills Energy (gas provider in Lawrence):         1-888-890-5554        www.blackhillsenergy.com
Lawrence Utility Billing (water company):                      785-832-7878        www.lawrenceks.org/utility_billing

You may also wish to contact one of several internet/television/phone companies; these services are not required by
Meadowbrook, so there is no need to provide us with confirmation numbers or account numbers.

Knology (cable television/internet):                785-841-2100       kansas.knology.com
LawrenceFreenet (wireless internet):             785-371-4214       www.lawrencefreenet.org
AT&T (phone/internet/television):*                1-866-636-6683       www.att.com
*AT&T U-verse is available to some residences at Regents Court.  Contact AT&T or check their website to see if your address accepts
U-verse packages.

If you will be moving in with other people, be aware that not all roommates need to be present to pick up keys on
your move-in day; however,
WE MUST HAVE ALL REQUIRED CONFIRMATION NUMBERS BEFORE WE WILL
GIVE OUT ANY KEYS.
This means that whomever is present on move-in day must have all confirmation numbers.
2. RENT
Your first month's rent payment is due on the day you pick up your keys, and will be pro-rated to your move-in date.
(If your lease begins after the first of a month, you will not pay a full month's rent.)  Your leasing agent can give you
the correct amount of rent to pay when you come to move-in.

You can pay rent with a personal check, cashier's check, money order, Visa or Mastercard (debit or credit).
WE DO
NOT ACCEPT CASH.
If you had previously planned on bringing cash with you, please make arrangements to get a
money order or cashier's check.

THE ENTIRE PRO-RATED AMOUNT MUST BE PAID BEFORE WE WILL GIVE OUT ANY KEYS TO THE
APARTMENT OR TOWNHOME.
If you or one of your roommates will not be present at move-in, make sure that he
or she has made arrangements to pay rent.  A check can be sent with whomever will be picking up keys, or rent can
be called in by credit card (Visa/Mastercard) over the phone.  We have a secure computer program that allows us to
safely process credit card payments.

After you move-in, rent will always be due on the first of the month.  We will not send out statements to remind you of
your monthly rent.  Any rent received after the 5th of the month will accrue late fees.
3. SET UP CHECK-IN APPOINTMENT (MOVE-IN INSPECTION)
When you pick up your keys, we will set up your move-in inspection.  This "check-in" must be done within five days of
your move-in date, so please make time for this as you are scheduling the first few days in your apartment.  The
check-in protects you from responsibility for any minor damages that may already be present in the apartment (i.e. a
stain on the carpet, scratches on the countertop, etc.)

If there are several roommates living in the apartment, please know that only one roommate needs to be present for
the check-in; however, all roommates should carefully inspect their areas to ensure that you have an accurate
move-in inspection.
4.  PICK UP PARKING PASSES
When you come by the office to get your keys, we will also give out one parking pass per resident in the apartment.
If not all residents are present for move-in, all parking passes will be given to the person receiving the keys.  Parking
passes are required for all Regents Court and Tiburon parking lots; any cars parked in these lots without a current
parking pass will be towed with no notice.
